2025 Chatham County Tax Reappraisal

PITTSBORO, NC - The Chatham County Tax Office recently mailed tax reappraisal notices to residents. These notices provide an estimate of real property value as of January 1st, 2025. North Carolina State Law requires all counties to conduct a reappraisal at least once every eight years. The Chatham County Board of Commissioners elected to operate on a four-year reappraisal cycle, meaning the last one occurred in 2021.
 
The reappraisal process aims to evenly distribute the overall property tax burden across the county based on current market values. Many areas of Chatham County have experienced an increase in market value. The Chatham County Tax Office examined recorded sales of property, building cost data, income/expense information, and other key metrics to determine estimates of market values for over 48,000 properties throughout the county.
 
Residents are encouraged to compare their assessed property value to similar sales by visiting Chatham County’s Comper website at chathamcountync.gov/comper. Residents that do not agree with their 2025 reappraisal value may request an appeal by visiting chathamcountync.gov/appraisal to file an online appeal, or print the paper form. Once the county receives the appeal, the tax office will contact the taxpayer for discussion and review.
 
If the assessed value cannot be agreed upon, residents may file an appeal and schedule a hearing with the Chatham County Board of Equalization and Review. Following the hearing, the resident will receive their determined property value in the mail.
 
Residents can support their appeal with the following items:
 
Comparable sales or sales reports from the property owner, Chatham County’s Comper website, or a real estate professional.
Pictures showing the property’s inner/outer features and condition, including any upgrades.
A copy of a recent fee appraisal for the property, such as one completed in connection with the purchase or refinance of the property.
 
The deadline to appeal is 5:00 PM on Monday, May 19th, 2025.
